This will be our first mastermind group that will focus on benefits and disadvantages of investing in properties out of state.

Back of the envelope calculations

Let’s say you had $1M sitting in your checking account right this minute. You could buy two rentals for cash ($500K each) in Oakland and collect about $5K gross in rent. Subtract 40% for expenses so you net about $3000 monthly.

Take the same amount of money and you can buy 20 similar properties (similar neighborhoods for about $50K each) and they rent for $650/mo. That comes to about $7,800 per month (after 40% in expenses) or a difference of about $4,800 PER MONTH. Folks, that is not chump change!!!

Of course I am highlighting the positives and there are also many down sides to investing out of state. The goal of our mastermind group will be to excel at owning and operating properties remotely.
