One important note for Real Estate investors, as we approach the November elections, please do you take a minute to review Prop 10 in California as it impacts real estate investors. Regardless of what side of the fence you are on this topic please do your homework and do vote accordingly: You can read more about it here. As real estate investors, what we need is less government regulation, not more.

Behavior Science & Data Habits to Grow Your Business

How a little brain science and few good data habits will help you grow your business in an increasingly competitive real estate market.

Get your message right or get fewer deals. It’s that simple. Real estate investing isn’t just a numbers game.

Humans are involved in doing deals, whether it be finding and marketing to opportunities, or stewarding transactions to the finish line. Investors that deliver the right message to the right market opportunities win more deals by taking advantage of the irrational side of the human brain.

It’s a tight market and there’s more competition. Investors who are deliberate in their targeted local marketing are thriving. Everyone else? Wasting time and money sending the wrong messages to the wrong opportunities and wondering why they aren’t seeing any results.

It's no secret that public records can be a gold mine of leads and market intelligence for real estate professionals, especially when targeting a defined market, or FARM. What's not as obvious are the strategies and techniques for mining public data to get at that gold.

Meanwhile, Big Businesses with their Big Data teams and even bigger budgets are running circles around small businesses who ignore developing data-driven growth strategies.

That’s where a little brain science and a few good data habits can help you craft winning marketing strategy and grow your business in an increasingly competitive real estate market.

Join PropertyRadar CMO David LaPlante as he shares insights, stories, and strategies cultivated from managing over $100 million in client marketing spend to grow businesses with data-smart targeting and irrational marketing appeal.

In this presentation, David will cover:

  • Understanding brains, behavior, and branding to stand out in your market.

  • How a distinct brand strategy intersects with data-driven marketing.

  • Why an increasingly competitive California real estate market will re-shape your

  • FARM strategy for market resilience and resonance.

  • Simple, yet successful data-mining and direct marketing habits that lead to success.

Presenter: David LaPlante, CMO

David LaPlante is CMO at PropertyRadar where he leads its mission to make targeted local marketing easy, effective, and affordable for small local businesses.

With a career defined at the intersection of marketing, technology, and human behavioral sciences, David entertains his audiences with stories and insights acquired from a life of adventure, entrepreneurship, investing, and pioneering marketing technology rooted in human behavior science.

Born in Aspen and raised in Crested Butte, Colorado, David was recruited to the University of Nevada Ski Team and where he managed to earn degrees in Finance and Economics, get named a CATO Institute Ludwig von Mises fellow, while spending every possible minute – and student loan – on skiing, climbing, cycling, and paragliding the High Sierra. Recently his alma mater awarded him with a lifetime achievement award.

After college, David became the youngest marketing executive in the casino gaming industry during its nationwide explosion as he pioneered the early development of player behavior tracking and data marketing systems.

David began building websites on the side in late 1994 with the advent of the Web, ultimately abandoning his role as the youngest casino marketing executive to co-found Nevada’s first full-service digital agency where he led the design and development for hundreds of brands.

In 2002, David co-founded as CEO digital agency and messaging pioneer Twelve Horses (acquired in 2009), managing client marketing spend of over $100 million in brand development, creative media, and direct marketing response campaigns for dozens of Fortune 1000 brands.

David co-founded Nevada’s Center for Entrepreneurship & Technology, driving policy and capital investment in Nevada’s startups while stewarding over $2 million in college student business plan competition prizes. David joined Global Mobile Marketing Association board of directors in 2005 where he assisted with the US launch of SMS shortcodes and negotiating cross-carrier MMS messaging.

More recently, David has served as board advisor to Requested (acquired by Waitr); Fluri (acquired by Snocru); Chrysallis (acquired by Arduro); and digital agency Noble Studios, a 4X Inc. 5000 winner as a fastest growing private company in America and 2014 Small Business of the Year.

Property Management – Solutions using current technology

All real estate investors at some point have to deal with property management, whether they self manage or whether they hire property managers. I am thrilled to have Dana Dunford, Co-Founder of A San Francisco based property management startup with an incredible insight into both technology and real estate.

Property management is a jack-of-all trades position. You need to be a good salesperson (tenant acquisition), lawyer (lease contracts), accountant (finances), operations guru (day-to-day operations), and maintenance coordinator (repair requests). Most people can’t do all of these things well - they are only good at one. Whether you have one or 100 rentals, Dana will talk about how to strategically set yourself up for success with your cash flow.

Dana will provide key insights into what you never knew about the operations, how to outperform other real estate investors, and why you should think about property management as a unique competitive advantage in your strategy.

Raymond Rodriguez (District Manager with First Republic) and Miguel Andrada: Strategies to deal with Student Loan Debt.

Student loan debt burden has been in the news a lot lately. Raymond and Miguel are going to talk about strategies to deal with Student Loan debt.

As always, we will have great networking and deal making. This is where members find capital, deals, partners, education and so much more.

When: August 23rd at 6:30PM to 9:00 PM.

Where: NY Life, 425 Market St, 9th Floor, SF

Free dinner will be provided for the folks that RSVP here:

As a mortgage note investor you do not have to worry about bad tenants, high maintenance costs or vacancy issues associated with owning property.  Martin Saenz is an expert in buying distressed mortgage notes and helping borrowers get back on their feet with payments they can afford while creating 30 year streams of cashflow for himself.  If this sounds intriguing, then I suggest that you RSVP for one of these events in advance and block out your calendar because Mr. Saenz will blow you away with the simplicity and candor of how to acquire and own distressed notes and turn them into performing notes.

Make Money in Cannabis Real Estate: Understanding Risk and Opportunity

A presentation by BaseCanna

I am excited to bring this really interesting presentation to our members being hosted by some of our Meetup members. The California cannabis industry is expected to grow from less than a billion dollars in 2016 to more than $5 billion in 2019. This rapidly expanding industry has significant real estate needs, but not a lot of cannabis friendly landlords. Come learn about real estate demand, perceived and actual risks, and potential returns. We’ll also explore zoning restrictions, bank financing, federal prohibition, and the legal landscape. Don’t miss out on this opportunity to learn about a rapidly expanding market with significant real estate needs: early participation holds the promise of higher returns. We’ll see you at the seminar.

A note about the presenter: BaseCanna develops and manages turn-key cannabis campuses for new and experienced cannabis operators. Learn more about us at

My long time friends and our Meetup members - Jack Boyajian (Managing Director), Leslie Plettner (Director) and Cabral Bonner (Director) will be educating us on what is happening with Cannabis and Real Estate.

Investing Out of State (after all California is the best market ever)? Good, Bad and the Ugly!

Dear Moguls!!

This will be our first mastermind group that will focus on benefits and disadvantages of investing in properties out of state.

Back of the envelope calculations

Let’s say you had $1M sitting in your checking account right this minute. You could buy two rentals for cash ($500K each) in Oakland and collect about $5K gross in rent. Subtract 40% for expenses so you net about $3000 monthly.

Take the same amount of money and you can buy 20 similar properties (similar neighborhoods for about $50K each) and they rent for $650/mo. That comes to about $7,800 per month (after 40% in expenses) or a difference of about $4,800 PER MONTH. Folks, that is not chump change!!!

Of course I am highlighting the positives and there are also many down sides to investing out of state. The goal of our mastermind group will be to excel at owning and operating properties remotely. We will work in a collaborative, supportive environment to learn about how to evaluate and operate real estate remotely for the long haul.

As savvy investors, are we willing to learn and explore how we can increase our yield while reducing our risks? If you are curious about how this is possible then set aside some time to explore the possibilities.

More importantly if you believe in Financially Independent & Retiring Early (“FIRE”) lifestyle, then this event and this mastermind group is just what the doctor ordered.

+ Pro’s and Con’s of investing out of state

+ Where to invest out of state

+ Financing

+ Property Management

+ Rehabbing remotely

Cost: Free if you RSVP, $10 at the door.

Dear Moguls,

We live, work and invest in Silicon Valley. I am thrilled to announce that we are going to have a mini “RealTech” event for our members. There are so many exciting companies that develop solutions for real estate investors, so it’s time that you met with some of the up and coming companies and hear directly from their founders, CEOs.

Aaron McDaniel, CEO and Co-Founder of

Ever get frustrated with how long it takes (and how complicated it can be) to analyze a new multifamily property you are interested in buying? We definitely have!

That's why we created the ANALYSIS CONCIERGE at, a free online system that allows investors to send over a property's marketing materials (like Offering Memorandums) and then receive a comprehensive financial analysis and customized score for how closely the deal matches your unique investment objectives. The Analysis Concierge then connects investors with lenders to fund the deal. Learn more at

Heath Silverman, CEO and Co-Founder of

Stessa - Heath headshot.png

After an extensive deep-dive on a property resulted in a number of discoveries that nearly doubled the value of a multifamily building, Heath and Jonah were inspired to build a scalable technology solution to pass the same portfolio optimization insights to all residential property investors. Using dashboard reporting, real-time data analytics, and intelligent automation, they knew it was possible to increase transparency and save investors both time and money. Stessa was built from the ground-up with the investor in mind to take care of monitoring and analyzing the details so you don’t have to.

Kenson Goo, CEO and Founder of

Kenson realized some of the challenges of own and managing properties when he bought some investment properties in Tennessee. Having a strong technical background, he soon realized that there was no solution in the market for on going management of activities related to property management and tenant communications. He went on to create RentZend which allows landlords, property managers to better manage their properties, handle communications and get real time updates.
