How are my funds secured?

Currently, we only allow "Debt Financing", where the loan is secured by real estate. The Loan to Value is typically 70%. Everything goes through an Escrow Company and documents should be reviewed by an attorney.

What is LTV?

The loan-to-value (LTV) ratio is a financial term used by lenders to express the ratio of a loan to the value of an asset purchased. The term is commonly used by banks and building societies to represent the ratio of the first mortgage lien as a percentage of the total appraised value of real property.

WHAT IS a lien?

A right to keep possession of property belonging to another person until a debt owed by that person is discharged.

WHAT IS ARV (Affer repair value)?

The Fixed up Value of a real property. It applies particularly to flipping properties, frequently requires that a purchased property be rehabilitated in some way. 

Does conduct due diligence on the Project and the sponsor? does some basic due diligence on the Project and the Sponsor, however, ultimately the Investor is responsible for conducting all due diligence. is simply a listing site and has no involvement and / or control on the outcome of the investment. We encourage Investors to contact the Sponsors directly.
